April has been a busy month! I wish we could say we’re done with the framing crew, but there are still a few more items to tweak. The biggest change since the last post has been the installation of all the windows and even the exterior doors. The garage doors should be here soon too.
I decided to go ahead and label the rooms from the outside, so you can get a sense of what you’re looking at. Once drywall starts going up, I’ll share the floor plan.
When we first started designing this house and working with the builder, the Front Range was just coming out of a building slump. Unfortunately for us, everything is recovering now and suddenly contractors have more work than they can handle. It seems we can’t get anyone to stay on site long enough to actually finish their job! It’s very frustrating, but evidently not that uncommon. Here’s where we are right now:
- Framing – 99% complete
- Rough HVAC – 80% complete
- Rough Plumbing – 95% complete
- Rough Electrical – 75% complete
We’re so glad our rental is only about 15 minutes from the house, since we go every afternoon to check on the progress. I guess one advantage to the slow pace is that we can do a thorough job of checking everyone’s work. We’ve caught several mistakes early enough to fix without causing any major problems.
The plan is to have the Rough Inspection on all of the above next week. Then roofing can continue and we can start on insulation and then drywalling.
Right now the estimated completion is scheduled for mid July. We’ll see how that goes!
